ABOUT THE ROLE

Monitor, assess, and optimize the performance of mechanical systems through the Building Automation System (BAS or BMS) for efficiency and accurate operation. Apply sophisticated control strategies and objectives to medium to large-scale projects. Analyze costs and benefits of IT systems relating to BMS and upgrades to help managers decide which, if any, to install.

WHAT YOU'LL DO

To perform this job successfully, an individual should be able to perform each duty satisfactorily.

  • Lead the installation, configuration, and programming of building automation systems while adhering to design specifications and industry standard processes for managed projects.

  • Apply expert skills to identify and resolve intricate technical issues, minimizing system downtime and ensuring uninterrupted building operations.

  • Collaborate closely with engineering and design teams to provide insights and recommendations during project planning and implementation phases.

  • Mentor and guide junior technicians, sharing industry knowledge and enhancing their technical proficiency.

  • Develop and execute comprehensive maintenance plans, proactively identifying potential system vulnerabilities and implementing measures for improved reliability and efficiency.

  • Stay ahead of industry trends and emerging technologies, integrating innovative solutions where applicable to enhance service offerings.

  • Cultivate strong client relationships by delivering exceptional service, addressing concerns, and providing tailored solutions aligned with specific building automation requirements.

  • Write instruction manuals and train the systems’ end users.

SUPERVISORY RESPONSIBILITIES

No formal supervisory responsibilities in this position. May provide informal assistance such as technical guidance and/or training to coworkers. May coordinate work and assign tasks.

WHAT YOU'LL NEED

  • Proven expertise in programming and configuring building automation controllers, sensors, actuators, and related equipment.

  • General understanding of mechanical systems, including air handlers, boilers, chillers, pressure dependent and independent VAVs, cooling towers, and CRAC units.

  • Sound knowledge of control strategies such as static resets, supply air temperature control, and central plant sequencing.

  • Strong troubleshooting skills for complex technical issues, with the ability to develop effective solutions.

  • Competence in using handheld tools like voltage meters, manometers, and amp meters.

  • Familiarity with translating Sequences of Operation into block programming.

  • Proficiency in leading high-pressure situations and multitasking effectively.

  • Thorough understanding and application of industry practices, community standards, department policies, and procedures.

  • Self-motivated and adept at both independent work and collaborative partnership.

  • Proven exceptional communication and social skills.

  • Proficient in interpreting mechanical and electrical drawings.

  • Proficiency in Microsoft Office applications (Word, Excel, Outlook).

  • Willingness to join Local 39 Stationary Engineers.

EDUCATION AND EXPERIENCE

  • High school diploma or general education degree (GED)

  • Minimum of five years of related experience (Building Automation Systems) and/or trade school training.

  • In-depth knowledge of control systems such as Automated Logic, WebCTRL and Tridium Niagara.

  • Preferred knowledge of Daintree lighting control.

CERTIFICATES and/or LICENSES

Universal CFC certification preferred or working toward CFC certification and/or local or state license in mechanical or HVAC trade.

OTHER SKILLS and/or ABILITIES

Meet the physical requirements of this role including stooping, standing, walking, climbing stairs/ladders, and the ability to lift/carry heavy loads of 50 lbs. or more.

Understanding of existing procedures and standards to solve slightly complex problems.

Ability to analyze possible solutions using technical experience to apply appropriate judgment and precedents.

Strong organizational skills with an inquisitive mindset.

In-depth knowledge of Microsoft Office products (Word, Excel, Outlook, etc.)

*California Residents: CBRE carefully considers multiple factors to determine compensation, including a candidate’s education, training and experience. The salary range is $67 - $72 per hour. The compensation offered to a successful candidate will depend on the candidate’s skills, qualifications and experience.
