JOB SUMMARY

Director of Asset Management is responsible for the planning, management, and oversight of real estate owned buildings for Baylor Scott and White Health (BSWH) portfolio of properties.

Directs the planning and development of current and future real estate assets to maximize the value of BSWH properties and assets. May manage outside firms, vendors, and external transaction professionals to conduct all or some of the real estate transactions and services. Responsibilities include the development of portfolio optimization strategies, the development of business case recommendations, monitoring the close-out process, and coordination with internal groups to deliver an integrated, cost-effective property management solutions for the entire BSWH real estate portfolio.

A system Director translates and implements strategic plans and objectives for area of responsibility. Makes final decisions on operational matters and ensures achievement of objectives. Recommends policies and organizational changes for area. Plans and executes projects and initiatives that meet annual objectives. Erroneous decisions at this level tend to have negative impact on the success of the area, business unit, and possibly the overall organization's operations. Plans and directs the operations of a department or area, with responsibility for staffing, processes, budgets, and costs of the unit. Leads and advises subordinate(s) to meet schedules, resolve technical problems, and monitor performance. Has a larger, more complex organization or functional area than a manager. Often has one or more managers or supervisors reporting to the role.

ESSENTIAL FUNCTIONS OF THE ROLE

  1. Oversees real estate assets for BSWH.

  2. Develops and executes strategies, policies, processes, and guidelines which enhance the real estate asset portfolio's value for BSWH, including assessing value, monitoring local market conditions, anticipating trends, and repositioning property accordingly.

  3. Negotiates and structures property contracts for BSWH facilities, including third-party management contracts and proposals as appropriate.

  4. Collaborates and advises on the identification and evaluation of potential real estate asset, acquisition, disposition, development decisions.

  5. Develops and communicates real estate portfolio status, metrics, and reporting to leadership on property asset and property management needs.

  6. Reviews and approves real estate and property budgets, including facility capital plans.

  7. Oversees the selection of vendors, integration of vendor tasks, and reviews vendor deliverables as needed.

  8. Ensures that the management process follows compliance guidelines for all applicable laws and regulatory requirements.

KEY SUCCESS FACTORS

  1. Bachelor's degree in real estate, finance, business, or related degree preferred.

  2. 7+ years of experience in asset management, commercial real estate, or related area.

  3. 3+ years of experience in leadership role.

  4. Experience in office lease negotiations and real estate asset management.

  5. Strong negotiation, verbal, and written communication skills.

  6. Excellent project management skills.

  7. Understanding of compliance and regulatory requirements associated with healthcare facilities.

  8. Knowledge of corporate real estate standards, policies, metrics, and best practices.

  • EDUCATION - Bachelor's or 4 years of work experience above the minimum qualification
